Thinking About Building a New Home?
If so, you aren’t the only one. New home sales have been up dramatically in 2011. Many of the homes that were built just before the “real estate burst” have now either been sold by the builder or gone through the foreclosure/bankruptcy process and been sold by the lender. The sale of these properties have allowed the new home market to start growing again. It appears that these never occupied homes supply and demand have started to balance out.

Is Further Government Intervention Needed for Housing Recovery?
The statistics between 2010 and 2011 indicate NO! Though during the home buyer tax credit of 2010 there were elevated sales levels, there were also low sales levels after the stimulus expired. In 2011 the local MIBOR region was flat over the government stimulated 2010. This is yet another sign of continued recovery in the local Indianapolis area real estate market. I anticipate next year seeing a few percent higher number of sales in this area. December has been very active compared to this time of the year in the past few years. A strong December in real estate typically means a good start to the following year!

Predictions of a Continued Real Estate Recovery
Barclays Capital’s analyst , Stephen Kim, has predicted a housing recovery. He has stated improving job numbers and stabilization of non-distressed home sales as some of the biggest factors in the continued recovery. Kim went on to bring up the lack of media attention to the stabilizing of home prices without government intervention. I agree with him, it seems the media was quick to talk about how bad it was but have not been getting the word out about how much improvement we have seen in real estate this past year.

My Office Christmas Festivities

Once again our office hosted a holiday brunch instead of a sales meeting. This year our manager had a contest handing out bulbs that were representative for gifts we would receive. Each of our agents were able to earn bulbs by doing various real estate related tasks such as listing appointments, showing buyers, pending contracts and closed contracts. I’m proud to say that again this year I earned the most bulbs! We had a great time opening all the gifts and talking about our holiday plans.

Home Staging Tip
Are you trying to get your house to showroom condition? There are many things you can do to make your house more appealing to buyers. The most effective thing to make it show better is to remove clutter. This includes things you might not think of like removing diplomas from the wall. A diploma on the wall could allow a potential buyer to form many biases which could be carried too far.

Local Indianapolis December Real Estate
Business is good!
In the last two weeks I have gone on four listing appointments, closed three transactions and gained three more live buyers. This is the best December I have seen in the past five years. The moral of the story is there never is a “dead” time in real estate (Though the week between Christmas and New Years will be close).

Online (or not local) Mortgage Lenders
I have recently encountered some issues with buyers who were using online lenders. There are a few things to keep in mind if you plan on using an online lender. You need to make sure that they are very responsive, have been in the business for awhile and have experience in the state you are buying in. My latest experience with an online lender caused my buyer to lose a property they were excited about. The lender started out being responsive but after the initial pre approval period the responsiveness and communications started to fail. Though he was pre approved they ended up denying him. My client had already paid for a home inspection and appraisal before being denied. In this particular circumstance we were told by the lender that everything was going through smoothly and we would close on time. After being told that our closing was postponed three times each a week a piece. Then after the third week they let us know that the whole loan was denied.
I typically tell the clients I am working with it is much better to use a local lender. I have some great local lenders who will work hard for you to get you to the closing table. Online lenders tend to have a lot of transactions from all across the country. Typically their business model is more quantity and less quality. Realize this is a very general statement as there are good online lenders and bad local lenders. However, your odds of having a smooth transaction are much higher when using a local lender.

Property Tax Exemptions
If you have purchased a home OR refinanced this last year you need to file your property exemptions. You have until the end of the year to get them filed. If you do not have them filed your taxes could go up substantially next year. If you have any questions please let me know.
