More Apartments in the Anson Neighborhood
Flaherty & Collins closed on 9 acres of land in late July. This land is going to be used for Phase 2 of the Boulevard Apartments. They are currently under construction of the 7 new apartment buildings which will add an additional 213 units. These apartments will look very similar to the first 2 buildings, (Phase 1) which consisted of 80 units. All of the original units are 100% leased. This is an exciting time for Anson because it will be adding around $23 million of new investment in the neighborhood. The new development is planning on includeing a large pool, a cabana area, a tanning salon and a cyber café.

Another Prestigious Award!
I was recently named a “FIVE STAR” Real Estate Agent for 2011 by Indianapolis Monthly. I was nominated by some of my previous clients for my “exceptional” service and abilities. The 3rd party research company then did follow up on my business and named me a Five Star agent! Additional Road Improvements in Anson, Indiana
Duke has constructed the extensions of Central Boulevard west along Gateway Drive South. These additional road improvements were done at a cost of $1.5 million. They will service the new apartment buildings and the other land in the Southwest Retail portion of Anson.

Anson, Indiana is under snow again
December of 2010 has provided central Indiana with a lot of snow. We received around 5” or so of snow yesterday and it covered the new Anson community. I thought the neighborhood looks awesome when covered by snow so I thought I’d provide you with some pictures of the neighborhood under snow again this year.

Amazon.com in Anson, Indiana
Boone Counties newest community Anson is home to one of Amazon.com’s facilities. The All Points building is currently 603,000 square feet. Browning/Duke JV is currently expanding this building by another 406,000 square feet for Amazon.com. The work is well underway, the building is under roof. The anticipated full completion time for this facility addition is in the Spring of 2011. We are proud that Boone County Indiana has the ability to attract such great companies as Amazon.com. They have been a great contributor to our local economy and have created many job opportunities.

The Old Bad News in Anson, IN Turning to Good News?
The original builder in the Anson development was Hansen and Horn, which went out of business shortly after starting to build in Anson. One of their properties that has been almost completed is towards the end of the foreclosure process and we are in hopes that the bank will finish the home and place it for sale soon. Two other properties are 80%+ completed but are still caught up in the bankruptcy but are expected to be ruled in the banks favor (Foreclosure) in the first quarter of 2011. As these legal process become complete there will be the opportunity to get all of these houses construction complete and to sell them. This is going to be a great time for the Anson community as a whole. These are some great homes but need to be finished so they will be able to be sold.
