<p>Now that the real estate market has “Broken Loose” multiple offers are not uncommon. In the past five years I have probably only been involved in about a half dozen multiple offer situations. In the past month I have been in three. In fact I am currently working with a buyer to put in a back up offer and there has been a call for highest and best to be held as a back up to the accepted offer. I have never experienced that before.</p><p class="MsoNormal">There is no requirement for a seller to call for a highest and best offer. However, typically if there are multiple offers that come in on a property a call for highest and best offers from all buyers will net the seller more. <p class="MsoNormal">If you have been looking at homes to purchase for over 6 months there are some important changes in the market that you need to know. Time is of the essence in local Indianapolis Real Estate market. Homes are getting offers on them much quicker than they have the past few years. Some homes that have been on the market for over a year are now getting offers and multiple showings. If you find a home you like you need to be prepared to act quickly or you risk losing it to another buyer. Some things that you should do to be prepared to move quickly on a home is to be pre-approved for a mortgage from a local lender, decide what monthly payment you are comfortable with and make sure you have some money saved for down payment.</p><p class="MsoNormal">Keep in mind that it is still a great time to buy a home. Home prices have started rise a little but have not risen significantly yet. Interest rates are still very low and more houses are now coming on the market. I have talked with two of the builders in the Neighborhoods at Anson and they are both seeing an increase in traffic of buyers wanting to build in the neighborhood.</p><p class="MsoNormal">The new home builds are up as a whole. <p>When selling your house there are a few things that you should know to prepare for an optimal showing. The first thing is to be sure you leave the house for all showings. Some sellers want to stay home because they feel they can add value. In almost all circumstances it actually does the opposite. It makes the showing awkward for the buyers and their agent. Buyers have told me that they feel nervous and aren’t able to see the great things at the house because they are too worried about offending the seller who is following them around.</p><p class="MsoNormal">Another good idea is to get all the animals out of the house. If you are unable to do that make sure that they are in cages, backyard, garage, etc. If they are still on the property make sure the showing agent knows so he can alert his buyers. Also, make sure the house is picked up. I have shown great homes that the buyers probably would have bought but couldn’t see past all the clutter. It might also be a good idea to burn some lightly scented candles or bake a pie. A good smelling house can really add appeal to a buyer. However, be careful to not overdue it. <p class="MsoNormal">If you are considering a home purchase you need to know about some changes to the FHA loan program. On April 9th, the Mortgage Insurance Premium will increase. This is an insurance protecting the lending in case of a default. It is required on most loans with less than 20% down.</p><p class="MsoNormal">On April 9th the annual premium will increase by .10% of the loan amount. In addition to the annual premium increasing the upfront premium will also increase by .75% of the loan amount. In order to avoid this increase you must have an accepted offer and the lender must have a FHA case number prior to April 9th. A quick definition for a short sale is when an owner owes more on a house than it is worth and must sell due to a “Hardship.” In a short sale the lender that holds the mortgage allows the seller to sell the house short of what is owed and the lender takes the loss. This type of sale requires cooperation from a seller, short sale lender, buyer and the buyers lender.</p><p class="MsoNormal">The buyer of a short sale must be aware that it could take months to even hear back if an offer has been accepted. They also need to be responsive throughout the whole buying process. Banks often times take a long time to respond but then want something done by the buyer/buyers REALTOR/buyers Lender right away. There is also a risk of waiting months for a response only to have it denied or worse accepted at the beginning and denied later. A short sale can be a good opportunity for a buyer to get a better price but is not an option for someone who is needing to move quickly or on a certain timeline.</p><p class="MsoNormal">The buyers agent on a short sale must be a knowledgeable and hard working agent. The REALTOR representing a buyer needs to be in constant (weekly) communication with the listing agent. The agent must be experienced in the short sale process to be able to keep the buyer and the buyer’s lender informed. Short sales take a lot of work from the REALTOR and they must be willing to spend a lot of time on the phone with the lender to help get things approved and move forward with the sale. <p>With interest rates at all time lows now is a great time to buy. However, there are some things to keep in mind when buying a home. It is an exciting time and can be very financially beneficial, but you want to make sure you stay within your budget and have a good agent to guide you through the home buying process.</p><p class="MsoNormal">One of the first and most important steps is to talk with a good local lender so you can find out how much you can afford. It can be heartbreaking to find a home you fall in love with but then can’t get financing to purchase it. I have several great lenders that could help you out. Once you find out what you are pre approved for you need to make sure that you are comfortable with that monthly payment. Also, keep in mind other additional expenses that come with buying a home. Most of the time a loan officer will include an estimate for property taxes and insurance in with your estimated monthly payment. However, typically those estimates don’t include things such as utilities and savings for future repairs.</p><p class="MsoNormal">When looking at homes it is a good idea to make a list of “negotiable items” and “non-negotiable items.” You might need to be flexible on some of the smaller things but don’t want to “settle” on the things that are important to you. Also, when you are looking at homes try to look beyond paint colors, wall paper and personal belongings in the home. <p>One question I get often from buyers who are looking at homes is, why do some of the windows look foggy? This is often noticeable during the winter times. Typically, the fog is due to a broken window seal. This is when the seal between glass panes has a leak and does not keep it air tight. You used to have to replace the window when this became a problem. Now you are able to have a company out to just replace the seal and clean the windows to make them look new again. The bigger issue isn’t the foggy look but the loss of efficiency. The space in between the panes are meant to increase the efficiency and this is lost once the seal is compromised.</p><p class="MsoNormal">When thinking about selling your house some items like this might need to be addressed. Repairs to a house prior to selling it might greatly help in the time on market. However, it is important to keep in mind that you should talk to a real estate professional such as myself prior to making any expensive repairs. <p>We are currently at the lowest amount of inventory on the market since 1998! I know it is hard to believe, but there was a big sell off of homes in December and many more that have expired. <p class="MsoNormal">When the time comes to downsize there are a few tips that might help you with the process. One of the biggest tips is to not focus on the entire house at once. It can easily be overwhelming when you look at all the items you have accumulated. Often it will be more manageable if you work through the house one room at a time. While going through the rooms, evaluate what you have in each room. Are there items of value that you no longer need? If so, there are websites such as Craigslist and Ebay might provide a way for you to sell these items. If there are items that you do not use but don’t want to sell there are many charities such as Goodwill, Amvets or other local non-profit agencies who would appreciate the donation and put it to good use.</p><p class="MsoNormal">As you go through the evaluation process find the items that have special memories to you and make sure they are secured properly to protect them from damage. Important documents and pictures can be converted to a digital copy to ensure additional protection.</p><p>If you are going to downsize there are many great smaller homes available in our local Indianapolis market. I have just recently helped my grandma downsize from her house that my Grandpa built 30 years ago. Now that she has been in her smaller home for a few months she is really enjoying it. She always talks about how it was such a great decision and enjoys the benefits of a smaller home. <p>The statistics between 2010 and 2011 indicate NO! Though during the home buyer tax credit of 2010 there were elevated sales levels, there were also low sales levels after the stimulus expired. In 2011 the local MIBOR region was flat over the government stimulated 2010. This is yet another sign of continued recovery in the local Indianapolis area real estate market. I anticipate next year seeing a few percent higher number of sales in this area. December has been very active compared to this time of the year in the past few years. <p>Barclays Capital’s analyst , Stephen Kim, has predicted a housing recovery. He has stated improving job numbers and stabilization of non-distressed home sales as some of the biggest factors in the continued recovery. Kim went on to bring up the lack of media attention to the stabilizing of home prices without government intervention. <p class="MsoNormal">I have recently encountered some issues with buyers who were using online lenders. There are a few things to keep in mind if you plan on using an online lender. You need to make sure that they are very responsive, have been in the business for awhile and have experience in the state you are buying in. My latest experience with an online lender caused my buyer to lose a property they were excited about. The lender started out being responsive but after the initial pre approval period the responsiveness and communications started to fail. Though he was pre approved they ended up denying him. My client had already paid for a home inspection and appraisal before being denied. In this particular circumstance we were told by the lender that everything was going through smoothly and we would close on time. After being told that our closing was postponed three times each a week a piece. Then after the third week they let us know that the whole loan was denied.</p><p class="MsoNormal">I typically tell the clients I am working with it is much better to use a local lender. I have some great local lenders who will work hard for you to get you to the closing table. Online lenders tend to have a lot of transactions from all across the country. Typically their business model is more quantity and less quality. Realize this is a very general statement as there are good online lenders and bad local lenders. <p>I have talked with many of my clients about the value of a home warranty. It can add value to not only a home buyer but also the seller! The home warranties that I use will cover the seller during the listing term and then is transferred to the buyer at closing to protect them for one year.</p><p class="MsoNormal">If you are buying a home a warranty can be very beneficial to protect you from some of the unknowns about the house. It can help curb the cost of costly repairs on some unforeseen problems that could arise after you move into your new home. A warranty coupled with a good home inspection should provide some relief to a home buyer who might want to spend their extra money on updating/upgrading their new home or adding furnishings to it.</p><p class="MsoNormal">On the home sellers side it adds marketing value. If you offer a home warranty when you list your house then it is something you can market and promote. Often a buyer is going to ask for one at closing anyways, so why not be proactive and use it to your advantage. Another valuable reason to put a home warranty on your house while it is listed is it can help with any post closing disputes. For instance, if your furnace is working fine and it goes out on the new home owner a month after closing it allows them to contact the warranty company instead of trying to blame the previous homeowners (which unfortunately does happen sometimes). The great thing about the warranty companies I use is that they will cover you during the listing period (for six months but can normally be extended) for free! If you have their warranty in place you are covered and do not pay until the house is sold.</p><p class="MsoNormal">Something to keep in mind is that it is an insurance type product. <p class="MsoNormal">This is a loaded question that depends on your particular situation. There are some advantages to having your house on the market in the wintertime. One of the biggest advantage to having your house listed during this time is that your competition typically isn’t as strong. Many people decide to take their houses off the market during this time of the year. This means there isn’t as much inventory available to the buyers who want or need to buy during this time. With the interest rates still at all time lows buyers are still buying. Whether your house is on the market or not, there will be buyers looking in your price range during the winter months. Another reason to sell your house in the winter is that often houses can show better when decorated for the holidays.</p><p class="MsoNormal">Many people I talk to are concerned about the showings that they have to accommodate around the holidays. This is something that can be resolved by requiring an approval for every appointment. You are able to control when people look at your house. <p class="MsoNormal">I was recently showing a nice home that was vacant. After going through the house, on our way out, my client opened the freezer. I had never seen so many whole ducks frozen in a freezer. It was the absolute only thing in the house.</p><p class="MsoNormal">Another time showing a home with a young couple and their two kids we were once again getting ready to leave. I was with the husband in one room and the kid accidently knocked over a container of water with “Sea Monkeys” in it. We were all mortified when it happened and spent the next half hour getting the water up and trying to find any of the little sea monkeys that might be left on the floor. Luckily, the only thing that got damaged by the water was some printer paper. We all felt so bad and I called the listing agent immediately to see what I could do to make it right. Though we all felt so bad the listing agent and owners must not have cared near as much. They also ranked us top in the nation for rail and highway accessibility and the survey showed that we are the conultants’ second pick for states leading in the economic recovery. <p class="MsoNormal">A recent article from RISMedia commented on the increasing cost of renting a home versus buying one. Renters are now outspending home owners on housing. In fact, they are currently spending about 5% more of their household budgets on housing when compared to home owners. With the tightened lending guidelines it has provided landlords the opportunity to charge more for their properties.<br /><br />Another issue with this that affects the economy is that it takes away the money that these individuals spend on non-housing items. <p class="MsoNormal" style="text-align: justify;">New residential construction surged 15% in September. This is the highest it has been in 17 months. The building of new homes is a good sign for not only the real estate market but also the economy as a whole. Home construction provides many jobs and can continue to lead the economy in the right direction. Nationally, builders started new residential units at a seasonally adjusted annual rate of 658,000 in September. According to the U.S. Commerce Department, this is 15% higher than August and up 10.2% from the September of 2010.</p>

<p class="MsoNormal">A recent national survey of 1300 real estate agents and broker found that Baby Boomers are buying real estate. Of the 1300 surveyed, 87% of them have Baby Boomer clients who already own or are looking to purchase investment properties. Baby Boomers are actively buying retirement homes, investment properties or downsizing. Many of them are financially stable and are taking advantage of the lower pricing on homes. I personally have worked with several baby boomers recently who have been buying investment properties. They have told me that they are buying rentals now because their return on investment is better on real estate than it is anywhere else.</p>

I found an article in Today’s Home Spun Wisdom that had some valuable information on how you might be able to add a few extra dollars in your pocket every month.</p>Lock the windows- even if they are shut, air can still get through if they are not lockedUnplug inused items- Even if a electronic device is not being used if it is plugged in it still draws some electricityWash clothes in cold water- Not only will this keep your water heater from using electricity it will also make your clothes last longer.Dim the lights- Dimmed lights draw less electricityTurn off your xomputer- Turn it off at the end of the day. You can also set it to hibernate or shut off during the day if it is idle for awhile.Change the furnace filter- The purpose of the filter is to catch the tiny debris in the air. When a filter isn’t changed regularly it gets “clogged up” and restricts airflow making the furnace work harder.Rearrange the Furniture- Forced air HVAC units work best when the air can flow freely into the cold air returns and the registersTurn down the temperature on the Hot Water Tank- Most homes can set the water heater at 120 degrees F. One of the only exceptions is if you have a dishwasher that doesn’t have a booster heater on it.Open the blinds and curtains- Allow the sun to warm your home on colder days. Be sure to close the blinds and curtains at night to help keep the heat in.Avoid using the range if Possible- A smaller cooking appliance such as a microwave or slow cooker uses less electricity.<p class="MsoNormal">If you are interested in a more energy efficient home please let me know. <p class="MsoNormal">I have been asked many times by clients what are the reasons why a mortgage might not close. I came across an article by Tara-Nicholle Nelson and she brought up the exact same reasons I would for why this happens.</p>Income Issues- One of the issues I have seen in the past is clients who are counting on their spouses income. However, if the spouse has bad credit then their income most of the time is not able to be counted.Debt to Income Ratio- Though different types of loans require different ratios most are looking for less than a 45% (of income) ratio. This includes the mortgage plus monthly payments on other items such as credit cards, car and student loans.Credit Issues- Different lenders require different FICO credit scores. However, a majority of them require a 620-660 FICO score. In my experience 640 is the “magic number” for credit score.Appraisal- Due to the fraud that was committed and helped contribute to the number of foreclosures appraisers have been tightening down a lot. We still run into an occasional bad appraisal. Keep in mind that most of the times there is some actions that can be taken to straighten out the appraisal if it is truly a bad one.Property Condition- Lenders for the most part are much more concerned about the condition of the property than they used to be. A lot of condition issues come back to what an appraiser names in the appraisal. If the appraisal mentions anything about a negative condition (ie Broken Windows, Peeling Paint or very dirty carpet) then the lender often requires either the issue that was mentioned to be fixed or will not lend the money on that property.Incomplete Paperwork- Lenders used to have loan programs such as “Stated Income” that required very little paperwork. Those programs are long gone and lenders are now asking for all kinds of documentation. Then sometimes they ask for documentation about the documentation.<p class="MsoNormal">After mentioning this, I want to clarify it is still very possible to get a mortgage. However, the loan programs are much different than they were in the past. If you do not know whether you would be able to get a loan let me know. I have some great lenders that would be able to get you started in the process. <p class="MsoNormal">A recent article by Inman News talked about the stabilizing of the national real estate market. They attribute the stabilization to the fewer foreclosures coming onto the market. Here in Central Indiana, we are selling the foreclosed properties faster than they are coming onto the market. I anticipate this trend to continue into next year. So often we are bombarded by the news talking about all the negatives.</p><p class="MsoNormal">However, I have remained busy all year and am having the best October I have had in several years. Many times the news picks up on the negatives that are happening across the country. For instance, in Miami-Fort Lauderdale and Orlando, Florida they have seen the biggest drop from the peak to the valley dropping over 54%. However, I want to make sure you know that is not what we are experiencing here in Indiana. <p class="MsoNormal">This week is the National Fire Protection Association’s (NFPA) fire prevention week. According the NFPA, between 2005-2009 fire departments in the US responded to an average of 373,900 home structure fires per year. These fires have accounted for thousands of deaths and injuries and $7 Billion in property damage every year. The leading cause of home fire deaths is smoking materials. The leading cause of home fires and injuries is cooking equipment.</p><p class="MsoNormal">My brother-in-law is a local firefighter and he tells me of many fires that could have been prevented. <p>I have had several calls about the opportunites to rent in Anson. The Boulevard at Anson apartments rent from a range of about $700-$1,700 a month. <p>Many people have heard of short sales but do not know what they are. A short sale put simply is the homeowner owes more on their mortgage than the house can sell for. In order for a homeowner to be approved for a short sale they have to meet certain criteria. One of the major criteria they must meet is having a valid reason/hardship that prevents them from being able to sell the property and pay the difference of what is owed. The lenders do this because they are not willing to absorb the loss of a sale just because a homeowner doesn’t want to live in that property anymore. A short sale does typically impact the sellers credit substantially and most of the sellers are delinquent on their payments.</p><p class="MsoNormal">From a buyers prospective it can be an opportunity to buy a property at a reduced price. However, this benefit comes at a price of having to wait, sometimes up to 6 months or more, to hear if the sale is approved. The recent nationwide statistics are that first time homebuyers are not buying short sales near as much as they did when they first came around. <p>The Indiana Association of REALTORS® released the information below about the current Indiana housing market. I thought it was great news and information for anyone who was interested in how things are here in Indiana. My personal business has been steady and I have seen the positives that they talk about. It looks like we are on a continued growth pattern!</p><p>The prior month’s increased pending home sales converted into closed sales during August 2011, and the total number of closed and pending home sales in August was more than in July 2011, marking steady progress for the Indiana housing market this summer.</p><p>Also, the total number of closed sales in August 2011 and the median sale price of those homes were both up year-over-year. This is according to the monthly “Indiana Real Estate Markets Report” today released by the Indiana Association of REALTORS®.</p><p>Statewide, when comparing August 2011 to August 2010:</p> The number of closed sales increased 27.0% to 5,967, which is 398 more sales than in July 2011; The median sale price of homes increased 1.7% to $117,000; and The number of pending sales increased 12.0% to 5,515, which is 332 more anticipated sales than in July 2011.<p>“Pending sales have increased year-over-year for four months in a row,” said Karl Berron, Chief Executive Officer. “That’s reassuring as we move farther past the impact of the federal home buyer tax credit. Hoosiers remain confident in housing as an investment.</p><p>“This growing activity is undoubtedly spurred by the lowest interest rates in most of our memories. And the fact that prices here in Indiana have held their ground,” continued Berron. “Whether the growth continues is dependent upon a number of factors outside of the real estate industry’s control. The number one item on that list is more jobs, which drives number two and three on the list – available financing for qualified buyers and less foreclosure inventory.”</p><p>REALTORS® temper their optimism because year-over-year comparisons are distorted until the impact of the federal home buyer tax credit recedes and the overall economy improves. With regard to the federal tax credit, October 2012 is the soonest an honest year-over-year comparison can be made. And even then, numbers may be skewed to reflect a last-minute push toward the September 30, 2010, deadline by which buyers taking advantage of the credit had to close their transaction.</p><p>Furthermore, while it would be easy to discount the impact of the credit the farther time moves past the April 30, 2010, signed purchase agreement deadline, it is important to remember that the closing deadline was actually extended from June 30th to September 30th to deal with the backlog of lenders.</p><p>“We welcome the year-over-year increases and acknowledge the pending sales figure as truly good news,” said Berron. “However, it is best to widen the lens through which we’re viewing today’s housing markets. Widening the lens doesn’t mean we are without challenge. It just shows that housing in Indiana has been an overall stable investment. <p class="MsoNormal">The nationwide statistics from a recent J.D. Power and Associates study, 2011 Homebuyer/Seller Survey, are that in 2011 home buyers look at nine homes before making a purchase. This is down from an average of 17.5 homes that buyers looked at in 2010. Another interesting statistic is how many times a listing had a showing. <p class="MsoNormal">A recent study by J.D. Power and Associates, 2011 Homebuyer/Seller Study, has showed that homebuyers are not as satisfied with their agents as they were a year ago. On a 1,000 point scale, the overall satisfaction averaged 797 which was a decline of 6 points from 2010. On the other side, home sellers, the satisfaction went up. This is attributed to an increased satisfaction with the agents marketing of their home. This year on the same 1,000 point scale home sellers satisfaction averaged 779 which is up from 742 last year.</p><p class="MsoNormal">I work hard for all my clients. I believe a home buyer or seller deserve to be treated fairly and honestly. It does take hard work to ensure client satisfaction but it is well worth it. I have a good marketing plan to sell houses but I also have the personal touch and legitimately care about my clients and their well being. In todays real estate market many times REALTORS are used as a consultant. I think this is very important because if the timing isn’t right for you to make a move now then there is no reason to do so. <p class="MsoNormal">The current housing trends are positive! The market is improving, even though sometimes it doesn’t feel like it. When comparing year over year with last year the numbers are skewed by the government tax credit. We are selling off listings faster than they are entering the market. This provides opportunities for homeowners who wanted to sell but didn’t want to compete with the historically high inventory levels that we have seen the past few years. The article mentioned that it is very important to make any essential repairs prior to listing the home in this market. They also noted that it was very important to have good curb appeal. Those who do “spruce” up their curb appeal typically have a “ good to excellent” results compared to the 68% who do not make enhancements to their front yard. The article also said that those who improve their curb appeal typically receive their first offer six days faster and sell seven days sooner than those who do not make the improvements.</p><p class="MsoNormal">How much are sellers spending to enhance their curb appeal? Across the United States those who improve their curb appeal typically spend between $150-$1,000. <p>In the Metropolitan Board of REALTORS service area there were foreclosures within all price ranges. However, a majority of the foreclosures were in the $120,000 and below range. The median price for local foreclosed properties was $63,750 in the second quarter of 2011. This is down from the same time frame of 2010 when the median price was $63,751. <p>One of my clients sent me an interesting article he <a href="http://www.Bankrate.com" target="_blank">found</a> about the cost to getting a loan. These costs are increasing, in fact they are up 8.8% from 2010 (national average). It was interesting to see how Indiana compared with the rest of the country. Nationwide, the average origination and title fees on a $200,000 mortgage is $4,070. The state with the highest closing cost was New York, where the average was $6,183 for a $200,000 purchase mortgage. Indiana was one of the lowest! The average for the same loan here in Indiana was $3,400.</p><p class="MsoNormal">Many lenders and mortgage professionals claim the rising costs are due to stricter mortgage regulations. The government has implemented many new regulations in the past few years. <p>An article in the New York Times said, “there are plenty of asterisks and conditions” when it comes to how long you must wait to be able to get financing after a foreclosure or short sale. They said that the longest wait to buy again typically is if the property goes into foreclosure.</p><p class="MsoNormal">Fannie Mae and Freddie Mac have a three year long wait following a foreclosure and a two year wait following a short sale, deed in lieu or discharge or dismissal of bankruptcy. However, if the borrowers can justify that the reason they experienced this “significant derogatory event” was due to an illness, job loss or other “extenuating circumstance” that could reduce their wait. If there is no justified reason then the former home owner might have to wait even longer. This wait could be up to seven years after a foreclosure or four years after a bankruptcy.</p><p class="MsoNormal">FHA guidelines are a little different. A person who has a short sale must wait three years to secure another FHA mortgage. But once again there are many exceptions. If the borrowers were on time with all of their payments a year before the short sale then they may not have to wait at all.</p><p class="MsoNormal">Andrew Wilson, a spokesperson for Fannie Mae, said, “the key is to avoid a foreclosure.” If you had a short sale, foreclosure, etc. and would like to see if it is possible to buy another home now let me know. <p>Bank owned properties have been selling faster than they have been entering the market, according to MIBOR’s Quarterly Foreclosure Report. In the second quarter of 2011, foreclosures accounted for 10% of all new listings. Last year’s second quarter it was 12.1%. The number of these foreclosures that sold was also up from last year’s second quarter. <p>A new loan program is available to be used with a FHA loan here in Indiana. It is a second lien which does not have to be paid if the property is kept by an Owner Occupant for at least two years. The details are ready, but the loan has not been released due to some computer gliches. <p class="MsoNormal"></p><p class="MsoNormal">Many people do not understand why condos and townhomes almost always have a monthly fee, sometimes in addition to an annual HOA fee. Most people think it is just for the yard work. However, what this fee covers can vary greatly from one complex to another. In the Greater Indianapolis area many times this fee covers exterior maintenance (siding, painting, roofing, etc.), lawn care, snow removal and the exterior building insurance.</p><p class="MsoNormal">Though it is not always required, if the exterior of the building is covered by the insurance paid in the dues, insurance to cover the owners belongings is a good idea. Typically, the insurance provided by the fee does not include personal belongings of the interior of the unit. <p>I have recently talked with several people who did not understand how a real estate transaction worked. More specifically, they didn’t realize how a REALTOR got paid. In a typical transaction, the seller pays the listing broker a commission. The listing broker then offers part of this commission to a “Cooperating Buyers Broker.”</p><p class="MsoNormal">In a typical transaction, when the home is “listed,” the buyer is not responsible for any of the REALTOR'S commission. Remember, if you are thinking about building a new home it is always a good idea to have representation from a Real Estate professional who works with builders. When using a Real Estate agent to work with the builder, you truly do have your own representation to protect your best interests and get you the best deal. <p>The new Federal Housing Administration (FHA) rules require mortgage loan servicers, who participated in the Making Home Affordable Program (MHA), to extend the forebearance period. The new rules give unemployed homeowners a minimum of 12 months. <p>I was able to talk with one of the Vice President and Regional Sales Manager for the Pulte Group. They are finalizing the Centex plans and pricing for the Anson development. They anticipate all the specifics will be worked out in the next few weeks.</p><p class="MsoNormal">This builder plans on building a model home and specs in the Anson neighborhood. They are going to be different from the custom/semi-custom homes in the front of the neighborhood. One of the most noticeable exterior layout differences is that they will have a front load garage.
