Six Common Mistakes People Make When Selling Their House

  1. Basing your price on what you paid. In today’s real estate market many homes have depreciated in value. The house is only worth what the market will bear. Unfortunately, the price you paid for it doesn’t factor into the equation. However, keep in mind that you will make up your loss on the buying side in the current market!
  2. Focusing only on comparable houses that have sold. This is a very important part to the pricing of a house. But, you need to know what houses you are actively competing with. There are times, in some areas, that the last six months of sold properties either support a lot higher or lower listing price than the actives do.
  3. Hiring the Wrong Agent. You want to be sure that your agent is competent and experienced. In today’s ever-changing housing market you need a full time agent who is actively working in the business. I would love to show you some of the things that make me different (and better) than my competition.
  4. Limiting your Market Exposure. Marketing your home on the internet is essential. However, you want to be cautious that it is not your only source of marketing. The more well-rounded and all inclusive the marketing of your home is the more likely you are to attract a buyer willing to pay the highest price. 
  5. Make sure your Home is De-Cluttered. This is especially important when you are having pictures taken of the house. You want to be sure that you are presenting your property in the best possible way. 
  6. Leave the House for the Showing. It is best if you are not around while an agent is showing your house. If you cannot leave then I recommend find a place where you are not going to interfere with the showing agent, such as outside or the garage. Buyers often get nervous if the seller is around.
