Manufactured vs. Modular Housing
Recently in my real estate activities I came across a property here in Zionsville, IN that took some researching. A manufactured house is built on a steel frame and transported to the site on wheels bolted to the steel frame. In the current lending environment it is really hard to get a loan on a manufactured house. However, modular homes are very similar to stick built houses except they are built in a factory. These homes are typically transported to the site on the truck in sections and are moved to a foundation by a crane. They are built to state, local or regional codes and can be multi-level.
Both manufactured and modular homes have a Manufacturer Data Plate, which is typically found inside cabinets, near the electric panel or inside a closet. The data plate should include the following: Manufacturer’s name, model number and name, serial number and date of manufacture. Manufactured houses should also contain a HUD Certification Label which should be on the outside of each section.
Though these type of houses are not real common in Zionsville, there are some. Some of these houses are on some land and therefore desirable.
